La Ca Roosa (dialect for the Red House) is located halfway up the famous scenic walk up the hillside in Ossuccio to the ancient Sanctuary of the Madonna (Il Santuario della Beata Vergine del Soccorso), with stunning views over Lake Como, Punto di Lenno (with Villa del Balbianello) and Bellagio with the magical island of Comacino not far away.



The pedestrian walkway (with car access for residents only) is punctuated by several chapels built along a path during the 16th and 17th centuries to symbolize Christ's Passion and is a UNESCO protected site.


One chapel is nestled next to La Ca Roosa, part of the property is the actual crypt under the chapel.



La Ca Roosa consists of:

at lowest floor level - a Taverna (basement) approx 36m2 with views over the lake and access to the garden. On this lowest level there is also a bathroom, store and technical room.



Climbing the stairs to the ground floor (approx. 60m2) we enter the dining room which has a small restroom off it and is linked to the ample kitchen through which you can enter the lakeside living room. It is possible to add an extra approx. 20sqm of space to the house - the current owner applied for Permission to build an on-site parking space for a car, with pergola. They never built this but they have written approval and Permission for the proposed project. The new owner could build the approved parking space or apply to build an extra habitable room for approx 20sqm.



To the left of the house is the round chapel - this is is part of the UNESCO protected complex. The owner is an order of the Church but the lowest level of the chapel i.e. the crypt - is part of the property for sale. Therefore the new owner of the house will also own the lowest floor of the chapel.
