This country character property, located in this increasingly popular traditional village 10 mins drive from Kalives beach or 25 minutes to Chania, is perfect as the intimate yoga/meditation/workshop centre it was designed and is successfully used for.

Sitting on the edge of Provarma, this traditional stone house was built in the 1920s and has been fully renovated to a high standard by its current owners. The current owners bought the house as a ruin, with just the stone walls remaining, and it has been totally rebuilt to modern standards, with the latest electrics, heating/water system and air-conditioning, so it offers the convenience of a modern villa but with the charm of an old Cretan stone house.
It has three floors of accommodation with five double bedroom areas (two of them on a mezzanine upper floor), three shower rooms (one of them in the garden), several outbuildings, a covered yoga deck, large front and rear gardens and off-street parking. The large front and rear gardens provide privacy and offer plenty of scope to add a swimming pool if desired.

Accommodation: The villa has five sleeping areas. On the ground floor there are two double bedrooms, as well as two shower rooms (there’s also an additional shower room in the garden of the house). On the first floor there is one large self-contained bedroom, accessed via a door at the rear of the villa. The top floor of the villa has two large mezzanine bedroom areas, joined by a central bridge walkway. Each of these bedrooms is large enough to house four single beds. The house can sleep up to 12 people.
The first floor of the house also has a large open plan living space with fitted kitchen, and space for a dining table, plus a seating area. There is also easy access to front and rear balcony areas from this central living room.

Outdoors: The villa is on a large plot, with gardens in the front and rear and several outbuildings. In the rear garden there’s a large stone storage building with a roof terrace above, plus a large covered deck which has been used for yoga practise by the current owners. There’s also an outside shower room, with a Turkish-style toilet and washbasin, plus a stone building on the back of the house which has the boiler inside and room for tools. In addition there’s a covered outside living space which the owners use as an outside seating area.
The garden also has established and productive olive trees, a lemon tree, an orange tree, a carob tree and several mulberry trees to provide shade in the summer, as well as a variety of other shrubs and vines. The owners have left the surrounding land as a wild garden but this could be landscaped and planted as desired by a new owner.

Renovation: The current owners bought the house as an empty shell, with just the solid stone walls still standing, following a fire 20 years ago. They have restored it using both traditional and modern materials, with craftsmen-made wooden double-glazed windows with shutters. The original corner stones and wall stones have also been exposed.
All the water and electrical systems in the house were replaced.
The house has air-conditioning throughout and heating in the winter is via an oil-fired boiler and radiators. This boiler also provides instantaneous hot water, plus water is also heated via a solar panel system, which also has an electrical water heater inside.
