Description complète

This 3 bed village house has been fully renovated and is in immaculate condition. The property is located in one of the regions prettiest villages, St Yrieix La Perche. There's an excellent selection of shops, restaurants and cafes, all within walking distance. The property has a lovely outdoor space to the rear and a large double garage.

The property is triple-fronted and, in years gone by, was one of the main bakeries in the village. Although the property has been fully renovated, many of the original features still remain, for example the original bread oven is still intact and the wooden staircase and inglenook fireplace are integral features of the house.

The property has mains gas, double-glazing, underfloor heating, mains drainage and a fast and reliable internet connection. The external shuttering on the windows and low-maintenance terrace/garden make it easy to 'lock and leave'.

The current owners have carried some major renovation work, including:

New roof with Velux windows

Complete refurbishment of all rear walls to the property

New stone steps and patio at the rear of the property

New electrical system

New oak garage doors

Re-decoration of all bedrooms, sitting room and study

Full boiler service

Plumbing upgrade

Newly installed wood burning stove

The accommodation is light and airy with a contemporary finish. The layout of the rooms is as follows:

Ground floor:

Large entrance hall

Large kitchen/diner with underfloor heating and full range of modern appliances

Pantry

Shower room with good shower, WC and basin.

Cellar (dry and spacious)

Grand wooden staircase up to 1/2 landing with French windows out to patio.

Double length garage with new electrics, overhead lights and new oak-framed door. There is internal access to the garage from the ground floor of the house.

First Floor:

Master bedroom with with dressing room attached and original wood flooring.

Bedroom 2 - good sized double, fully carpeted

Bedroom 3 - good sized double with door to un-renovated room, which could be converted to dressing room or en suite bathroom

Large bathroom - bath, WC, basin, heated towel rail

Large sitting room with inglenook fireplace and wood burner stove (newly installed)

Open study area

Second floor:

Stairs up to full width attic. Fully boarded, new Velux windows, new pendant lighting and electric points. Easily converted into further rooms with immediate access to electrics and plumbing.

Outside:

There is a large patio area to the rear of the property that has recently been renovated/landscaped. This consists of a raised stone paved area for outside dining and a lower stone paved area for sunbathing. The original stone steps and handrail, that lead to the to raised garden, have been renovated. The garden is relatively small and low maintenance. It's mostly lawned with mature shrubs, including hydrangea and lavender. There is a safety fence along its length, with extensive views across the town to the 12th century Collegiate Church. There's also a small shed which is useful storage space for gardening equipment and outdoor furniture.

Location:

The property is on a quiet street in the old part of the village. There's an excellent selection of shops and restaurants all within walking distance. The nearby Rue du Marche has an excellent epicerie, a poissonerie, a fromagerie and a chocolatiere.

The recently renovated Place de la Nation hosts a fine-dining restaurant, a lovely bakery for coffee and patisserie, as well as a friendly tabac for an early evening drink. There is a large produce market every other Friday and a smaller one every other Saturday. During July and August the village hosts local art exhibitions, food festivals and live music events.

The surrounding countryside is very picturesque and is perfect for hiking, cycling and horse-riding. The nearby Lac d'Arfeuille is perfect for cooling off in during the summer months.
