Constructed in 1982, the single storey villa has both generous internal and external living spaces and would be suitable for either full time living or as a low maintenance holiday home.



Entering the property via a fly-screen protected terrace you arrive at an open plan living dining room which benefits both a fire place and air conditioning. To the rear of the living room there is a fully fitted kitchen with granite work tops, eye level oven and American style fridge freezer.



From the kitchen there is a door leading to the rear patio where there are storage cupboards and a utility room to house a washing machine and tumble dryer and still have more storage room.



Also accessed from the living room there are the 5 bedrooms, with 3 to the right hand side and 2 to the left; literally east and west wings.



Going to the left and west side first, there is a single door that opens into a hallway off which there are two double bedrooms, both with fitted wardrobes, air conditioning and double doors that give access to the terrace and swimming pool.



Between the 2 bedrooms there is a fully tiled bathroom with bath & shower over, toilet and basin.



To the right hand side of the living room the three remaining bedrooms comprise two doubles, both with air conditioning and one with en suite shower room, with walk-in shower, toilet and basin, and is Jack and Jill style with the second access from the kitchen.



The fifth and final bedroom is smaller than the others and could be utilised as a large single bedroom or would be ideal as an office or craft room.



Externally there is the aforementioned fly screen entrance terrace which looks out to the front garden and village Plaza and off the terrace there is a large fly screen room and covered dining area. Also within the fly screen room there is a brick built BBQ making the room perfect for al fresco cooking and dining.



Moving through the fly screen room there is the swimming pool with tiled terracing around. With being a south facing property the pool takes sun for most of the day and the boundary walls create a very private area.



To the rear of the property there are the storage cupboards and utility area as described earlier and also a stair case that leads to the large roof top solarium. Unlike many solariums that have low walls or just metal railings making them very open to the elements, this solarium has higher walls which can make use of the solarium for sun bathing on those windy days when it would not be possible on others. There are however still some stunning views from the solarium.



El Pinar has a bar & restaurant in the village with the possibility of more services to come in the future although the timescale is not predictable. A short drive from the village is the larger village of Los Gallardos where you will find amenities including banks, chemist, doctor, supermarkets, bars & restaurants and within approximately a 15 minute drive you can be on the beaches of Mojácar or Garrucha.



Airport transfers are easy with the proximity of the A7/E15 motorway access at Los Gallardos making drive time to Almería 50 minutes, Murcia 80 minutes and Alicante 2 hours.
