This attractive,  well-ventilated  house  gets plenty of natural light  and is located at the centre of the traditional settlement of Agios Prokopios (Central Corfu), just a 10-minute drive from Corfu’s main town. It was probably built at the end of the 18th century and preserves intact all the authentic elements of Corfiot traditional architecture and the interventions that performed on it over time.



The latest restoration works (2018-2020) were executed under the guidance of a renowned  archaeologist-restorator of Byzantine churches and monuments, with the purpose of preserving all the authentic  elements of the house, but also to display and highlight them. All techniques and materials followed traditional restoration specifications. Thus, the original cypress floors, the floorings, the staircase, the ceilings, the windows, and the doors were preserved and maintained. The external coatings and plaster have been replaced where necessary with new ones; yet, this was done according to the old techniques (where the paint is  in powder form and in the shade of light Siena, was placed inside the plaster). This  is how the necessary affixing was achieved, in order to preserve on the largest surface possible the original old plaster with the charming coloured patina of time.



The furnishings, which are all included in the price, have combined old Corfiot and newer furniture of the ’60s following a  rural-chic style. At the same time, the house acquired and integrated all contemporary comforts.



The three-storey house consists of a living room, dining room, and kitchen on the ground floor, where the main bathroom is also located, with storage space underneath the staircase (referred to locally as ‘sottoscala’)  provided. The wooden staircase leads to the first floor, where the two bedrooms are located – one with a double bed and one with a single bed, as well as two wardrobes. The two main bedrooms are equipped with brand new air conditioning units (2022). Thank to the thick stone walls (almost 60cm thick)  the ground floor stays cool even in summer and no cooling is required. Heating  electric radiators are provided in the house for the winter.



Upstairs, there is another small bathroom in nautical style. The small attic (max. height 1.75 m) is accessed through a staircase and is a place for relaxation, or even sleep – a third bedroom. The small rectangular attic window offers views of the  lush green surroundings.

The windows reveal an authentic Corfiot landscapes –  providing views of  the architectural part of the Aghios Prokopios village to the West, or the age-old olive trees with multiple cypresses among hem, along with a typical  17th  - century Corfiot mansion to the South. The small, but green yard on the west main side of the house, create a cosy private space.

Rentals

The distinctive character of Corfu with the old winding alleys, the dry stone walls encasing colourful flowers and its urban planning uniqueness are a genuine attraction, offering owners the ability not only to enjoy the residence for themselves but also to make use of the property as a rental investment.

The property can be managed by a local management company that will be responsible for the maintenance and management of the common areas. The managing company can also provide home management and rental services (as an option for the buyer).

Location

The sounds of the countryside, along with the adjacent vegetable and olive tree garden, offer a timeless sense of place and authentic Corfiot village life. This includes frequent visits by local greengrocers (daily), fishmongers (twice a week), as well as artisan bakers (daily / on order), who sell their fresh vegetables, fruits, fish, seafood, breads, and cakes directly to the village’s inhabitants. In the central part of the road network, 2.5 km from the center of the village, there are supermarkets, a pharmacy, etc. The house is just twenty meters from the village square, where a traditional old café and a more contemporary one  offer local dishes,  drinks and light meals with local wine.



The location of the house and the settlement, which is only 6 km from the airport and 8 km from the city of Corfu, lends itself to exceptional hikes on walks on natural paths   and country roads, which connect Aghios Prokopios with the beautiful neighbouring villages.



There is access to the island’s well-known Middle West coast beaches (Glyfada, Kontoyalòs, Myrtiotissa, Yaliskari, etc.) via quaint, traditional settlements but also natural paths, full of olive groves and cypresses. The nearest coast, Aghios Gordios, a famous beach since the ’70s, is only a ten-minute drive away, and the panoramic view, as well as the long sandy beach with an emerald sea, are equally unique. There is a daily and frequent bus connection of Aghios Prokopios village with the city of Corfu as well as with the beach of Agios Gordios.
