Composed on the ground floor of a kitchen with fireplace also used for grilling, wood-burning stove and terracotta floor, closet, bathroom with shower, and living room with doors and connection to the garden. Outside, just in front of the entrance to the kitchen there is a relaxation area in the shade of a large tree, an enchanting corner where you can rest in the open air.

On the first floor, reachable both by an internal wooden staircase and by a beautiful external staircase, there are three large bedrooms and a large, separate room in the centre. Additionally, accessed separately, there is a large 'cantina' (store room), which, if desired, could be put in communication with the main house. At the back of the house there is an ancient bread oven, now also used for pizza. The roof is insulated. The house has a rustic but very cozy feel. There are services but there is no gas. The cylinders for the kitchen are used and there is a fireplace in the kitchen, two wood stoves and an economic stove

Outside there is around three hectares (about 7.5 acres) of almost all flat land with 250 olive trees, vegetable garden and fruit trees in production. The cultivation of fruit (pears, apples, plums, peaches) and all other products has been organic for 30 years. Agricultural activity is currently carried out. In particular, there are trees that produce a fine and delicate quality of the Decana pear. Its full name is Pera Decana del Comizio, and it is a type of fruit born in the 19th century in France, precisely at the Horticultural Comitium of Maine-et-Loire, from which it takes its name. There is also a grove of rowan, apple or pear-shaped fruit, which form clusters hanging from the tops of the branches. Their maturation takes place slowly during the autumn and they are sweet and fragrant if left to mature for a long time and are used to make jams or even cider.

There are also a well, a small spring and a stream. The access road is unpaved and it is maintained by a consortium at a cost of around €250 per year. The house is around 1 km from the centre of the town of pretty Chianni.

This is the ideal place to carry out agricultural activities and live just a stone's throw from the town but in an unspoiled natural environment, also ideal for holistic activities. In the past, where the house now stands, there was an ancient chapel because it was on the ancient road that led to Chianni; evidence of this is the effigy on the facade of the house.

The views are special in every direction, looking over the open Tuscan countryside and olive groves, yet the property is within just a short distance of the pretty town of Chianni. Chianni is a lovely town in Tuscany with a few nice shops, good coffee bar, a great new bistro and a lovely hotel with small spa (open to non-residents). It is just 40 mins from Pisa airport. The coastal cities of Castiglioncello and Cecina on the coast, the golf courses of Pisa and Castelfalfi, and the historic towns of Volterra and San Gimignano are all close by, and each make a wonderful day out. The town is located in Valdera in Central Tuscany between Pisa and Florence. This colourful landscape of rolling hills is dotted with medieval villages, castles and lanes flanked with tall dark green cypress trees, all of which epitomise the Tuscan landscape. Chianni is a vibrant little place and there are many activities on offer: cooking classes, painting classes, italian language classes, tasting of wine, oil and other typical products, hill walking, Vespa tours on the hill roads, guided tours to the historical localities in the area, golf and much more. The nearby città d’arte (cities of art) include Volterra, San Gimignano, Palaia and Florence, each offering splendid art and architecture to admire.

In Lajatico, Andrea Bocelli, the famous tenor, was born and it is in the heart of Valdera that his Teatro del Silenzio draws some of the biggest names in opera, when he hosts a summer festival each year in July. The spa town of Casciana Terme, also in the area, has thermal waters and spa with indoor and outdoor pools which are open to visit and enjoy. It is a pretty town with piazzas and coffee shops, just perfect to watch the world go by.
