Description complète

This recently renovated village house has 2 formal bedrooms and a recently converted mezzanine room that is ideal as a third bedroom. The property has a lovely 1/4 acre garden and an outbuilding with potential as an office or development. The house is situated in a quiet hamlet, just 5mins walk from the pretty village of Plourac'h where you'll find the closest shops/restaurants and the beach is just a 40min drive.

The house is semi-detached and situated in the centre of a hamlet, overlooking the gardens, the church and and the fields beyond. The gardens are surrounded by mature trees and hedging so feel suitably private, and there is a parking area at the back of the house.

Here's the layout:

The garden stretches from the house, first to a gravelled terrace area where there is plenty of space for a large table and chairs - perfect for alfresco dining. The lawned area then stretches down towards the hamlets' little chapel. Mature trees and hedges give the garden a good level privacy from neighbouring properties. There is space for parking at the rear of the property.

There is a 2-room stone outbuilding that could give the opportunity to convert into additional accommodation or a home-office (subject to planning permission).

Like Cornwall, Brittany has a maritime climate and houses built of local granite. Nowhere is far from the sea. It is a popular holiday destination, deeply traditional, pretty, rural and unspoiled. This is the place to kick back, relax and enjoy the gentle pace of life, at a moderate cost.

The property is in a pretty hamlet just a 5 minute walk from a Plourac'h, a lovely Breton village, with a shop, bar and school. A wider selection of shops and facilities can be found in Callac (15 minutes), which has a couple of supermarkets, boulangerie, other specialist shops, hairdresser and a Wednesday market. The rural quiet gives way to rather more hustle and bustle on these days and the Breton crepes stall is a popular stop. There are larger towns 30 minutes away, including Guingamp where there is a TGV station linking to Paris.

The coast is about a 40min drive from the property and Roscoff ferry port is just 1hr away. The Cotes d'Armor (from the Breton meaning 'the sea'), has a long and dramatic coastline. There are endless small sandy beaches, cliff paths and spectacular views over the pinkish rocks. It is easy to reach from the UK, with ferry services to Roscoff, St Malo and Caen. Whilst there are plenty of beaches within easy reach of the property one of the nearest is Plestin-les Greves (30 minutes) which has a small marina and many small beaches spread over two bays.
