At the front of the house are iron railings and a graveled area suitable for one or two cars. Enter the house through an impressive front door under a traditional glass canopy. The hallway has wooden beams and floor to ceiling height doors to each room.

The open plan kitchen/diner is ideal for sociable mealtimes, and the sitting room with wood burner is traditional and cosy. There is an addition room on the ground floor, currently used for storage, but could make a lovely study.

At the end of the hall is a door to the outside terrace overlooking the garden, and just a few steps from the kitchen to top up your gin and tonic or glass of wine!

From the dining room there is a door leading to a utility area with a WC and steps down to the garden. There is a door from this area into the annexe, which could be completely closed off if desired.

Attached to the house is a small self-contained annexe which is suitable for accommodation for extra guests or could be rented out as a holiday gite (ideal for a couple) with its own front door. The annexe has a bedroom, bathroom and sitting room/kitchen.

There is a lovely walled garden at the back of the house, mostly laid to lawn with some feature trees. At the bottom there is a shady graveled area with the small stream running alongside.

The house is a short three-minute stroll to the centre of Chef Boutonne, walking past the source of the River Boutonne. It’s a popular town with primary and secondary schools, two supermarkets, three bars, boulangerie, florists, post office, banks, restaurant, hairdressers, open-air swimming pool, fishing lake at the Chateau Javarzay and a market every Saturday morning. There are often events going on in Chef and it is well situated for the airports at Poitiers (75km), La Rochelle (96km), Limoges (125km) or Bordeaux (180km).
