Privacy

There is no road to the north side of Marigot Bay, which is served exclusively by boat. Slope

The Docks formerly hosted the famous Rainforest Hideaway Restaurant and Bar, which closed in May 2017. The dock could easily be reconfigured as a Super-yacht Dock. The lye is NE/SW which is the exact direction of the prevailing trade winds.

Potential

Luxury Villa with Super-yacht mooring

The property is large enough to accommodate a large, modern, luxury villa and perhaps a number of independent cottages as guest or crew/staff accommodation.

The docks can be rebuilt to any configuration within the existing footprint without any further Planning Approvals. There is a water depth of 15 ft. at the docks and a deep-water approach and the docks could be redeveloped to accommodate almost any size of vessel.

Small, Boutique Hotel

The existing Mango Beach Inn could be converted to act as a central facility for a small boutique hotel. The existing Planning Approval in Principal on Land Parcel 353 covers 12, two-bed apartments with internal spaces ranging from 1,236 to 1,700 sq. ft. plus extensive terraces with plunge pools, designated The Harbour Residences. These apartments could be redesigned as a larger number of mixed single and two-bed hotel units. The original build concept provided for overlapping apartments using the gradient to ground each apartment whilst maintaining unobstructed views from each unit. This resulted in a very efficient use of land, and left significant areas for trees and vegetation

The original bar and restaurant facilities on the dock can be restored to provide facilities for both residents and visitors.

Discussions with Government indicate that a small hotel in this location, with a minimum of 20 beds, would qualify for registration under the High-End Boutique Property section of the St Lucia CIP program which can provide a portion of low cost development capital.

Larger Resort Development

Over 30 acres of contiguous land to the east, north and west of the property are available for sale and would logically be developed through the property, which has the only opening in the protected mangrove fringe around the north side of the Inner Marigot Bay. This open waterfront could provide access for construction traffic and materials and serve as an entry/exit point for any future resort development.
