A superb setting with so much potential, you arrive at the property via a private drive from the road that leads you up through the start of the wooded gardens. There are various parking areas, with a separate drive and car port for the single storey house. The natural woods provide a totally private setting for the houses and gardens. These gardens surround all sides of the houses, and boast an impressive array of plants including cacti, vines, fruit and nut trees.

As you walk up to the main houses the Villa is straight ahead with the single storey to the left, both houses are detached. To the right of the Villa are steps up to the heated swimming pool and well-equipped summer kitchen.

The Villa is ideal for a gîte, with 4 double bedrooms and two bathrooms (one of which a shower room). The impressive open plan living room comprises a dining area, lounge and reading area plus a kitchen. The vaulted ceiling is 3.8m high, giving a great idea of space, and the fireplace lending the room a very cosy feel. There is plenty of outside seating space in front of and to the side of the Villa.
Walking from the Villa to the single storey house you pass the wood store and laundry rooms, with the original wine cellar and boiler room located separately behind the building.

The single storey house is airy and light - and well designed with a modern, open plan kitchen and living area of 40m2. It is ideal independent accommodation when the Villa is occupied, or for full-time residency. The mezzanine adds to the space provided, with very handy storage areas and additional room for visiting guests.

Moving outside from this building you will see the kitchen garden and the greenhouse, and beyond this there are further gardens - and here many more trees and grassed areas. There is a lot of land to explore!

Situated on the outskirts of a hamlet 10 minutes from St Ambroix there are no shops in the immediate vicinity, but there are several shops (pharmacy, hairdressers, bakery, etc) in the village of Molières Sur Cèze, just 5 minutes' drive away. St Ambroix is a medieval market town with weekly markets and a very busy tourist season in summer when it holds many activities, festivals and antique fairs. There is a weekly "vide greniers" every Saturday in the main square.

The Cévennes is very popular for its natural beauty and the activities it has to offer, such as canoeing, horse-riding, kayaking, cycling and mountain climbing. There are famous caves including the Caverne Pont d'Arc, with its cave paintings, recently opened to the public. The Ardèche Gorges are very close by and are not to be missed. You can swim in the rivers, go to water parks, visit lovely old walled towns, have a coffee in the sunshine or go wine tasting at one of the many vineyards.

There are many fascinating cities to visit, including Nîmes, Avignon, Anduze, Alès, Uzès, Montpellier and Marseille, and the Mediterranean coast is also within reach at 120kms at Grau-du-Roi, Sainte Marie de la Mer and the Camargue. Conveniently situated for connections to the TGV or airports at Nimes (65km), Avignon (85km) and Montpellier (120kms).
