A well designed vacation home in beautiful Marigot. The Pearl is set into the hillside with sunset views of the Caribbean Sea.

With large relaxing balconies designed to “catch the breeze”, this makes The Pearl a delightful getaway for Caribbean Vacations, and to rent out when the owners are not in residence.

The roadside parking bay, leads down a few steps to the pool area, and front door, or directly to the wrap around balcony. There is also a sloping pathway down to the villa from the road. The Villa is set in approximately 22,000 Square Feet of well fenced hillside.

The Pearl is a well-designed, easy to manage villa. The layout is on one level with the open plan lounge and kitchen and two of the bedrooms with access onto the large liveable balcony.

Wooden floors, wooden balcony rails and a well-designed wooden counter topped kitchen, create a warm and friendly atmosphere. The main balcony is large, and probably the most used part of the Villa for dining and relaxing, especially in the evening, to enjoy the most amazing Caribbean Sunsets.

There are three double bedrooms and two bathrooms (with showers), as part of the excellent family living space of over 2000 square feet. The Pearl was designed with space underneath to easily create extra bedrooms, or even a separate apartment.

The Villa doesn’t need AC units, because of its breezy location. To improve vacation rental income this is actually a big plus in reducing running costs.

Pool maintenance and housekeeping are arranged, and these can be easily continued with a new owner. A “normal” month of running cost totals approximately $1500 ecd ($560 usd). Rental varies from low season to high with an average of $200 usd per night.

For calculation of occupancy levels a conservative 60% is the norm. The highest income from rentals is over Christmas and New Year.

St Lucia is a year round destination, but with slightly less tourist traffic in the months of June, September and October.

Whether purchased simply as a family vacation home, or to ensure some rental to cover occupancy The Pearl, makes a good investment in Marigot, a charming destination on the incredible island of St Lucia.
