The beauty of this seemingly lost peaceful corner is that you are a mere 5.5 miles (or 8 minutes drive) from the nearest town of Confolens being a ‘medieval cite de caractere’ (a medieval town of character) sited over the river Vienne, and about the same distance from the village of Brillac itself. This gorgeous and well-loved property is suited for the equine enthusiast who enjoys good living, whether amateur or professional.
The house is warm and welcoming, comfortable and inviting. Beamed ceilings abound, stone walls (about 2 feet thick), powerful wood burner stoves downstairs, thoroughly high-grade insulation throughout upstairs with electric heaters in the rooms. Sizeable downstairs Lounge and Kitchen (which is zoned into 3 sections). Modern luxury shower bathrooms with exposed beams. Honouring and accentuating all the old features whilst offering good sized inbuilt storage/wardrobes & 3 comfortable sized double bedrooms. The house is warm in winter and cool in summer. The internet speed is good.
A generous terrace runs along the back of the house, overlooking your land, an enchanting and uninterrupted view that you will never tire of throughout the seasons. You can watch your beautiful horses enjoying their pasture, whilst you enjoy entertaining on a sun drenched terrace with perhaps... a little glass of something chilled...... or just soaking up the rays during the day
Even though it might seem that the world is far away from this tranquil hidden haven, you can be in the delightful town of Confolens in 8 minutes drive, that provides for all your daily needs.
The Land - A little more about the land..........it is a very beautiful plot -whether you want it for horses or other animals...The grazing is broken down into different pastures, numbered on the Land Plan. There is a stream leading off the lake, which divides 2 of the largest fields, and runs down to the Issoire to eventually feed the Vienne. There are 2 further smaller plots over the chemin, which frankly, I haven’t even got round to visiting – but all included on the land plan!
Top field behind barn is pretty level, so could easily accommodate an arena/schooling area, whether just grass or installed, or/and an horse walker if wanted. Chemin side of the barn is a level plot which could be good and ideally placed for a 400m2 surface outdoor school having direct access into barn in winter. There are 2 field entrances to this field, one is gated, one is posted off. Continue around the side of ‘chicken house’, to access large gently undulating field right down to the Issoire which is a tributary flowing to the Vienne. All the prairies can be used throughout the year. There are 5 entrances off the chemins onto property. If you have few horses, maybe you want to make your own hay, it will be good, and once made you do have enough storage space on site.
