Country house in a magnificent setting, water spring and land from ca. 1 acre to 4 acres This partly rendered 680ft2 stone house was built in the early 1950's. It benefits from a dominant position in a hamlet of a few houses, away from the main roads. It is surrounded by its own land with a small private driveway leading to the entrance.

The interior is very basic and needs a complete renovation. Its strong point is its idyllic location for spending holidays (or for year round living) in the great outdoors, away from the chaos of the city.

The house is built over a full basement at garden level, including a 390ft2 single garage and a 300ft2 cellar with a basic staircase to the kitchen. An old oil-fired central heating system is installed there, but this system is no longer in working order. A concrete staircase leads from the garden to the entrance door with a fitted glass canopy and a terrace runs along the front of the house.

On the ground floor, a central corridor gives access to the 4 main rooms; the 140ft2 kitchen to the right of the entrance and 145ft2 dining room across the corridor, these two rooms are south facing. A staircase runs from the corridor to the attic above. Two 140ft2 and 145ft2 bedrooms on the north side of the house and a 27ft2 bathroom complete the layout on the ground floor. In the attic, a block wall was erected in the middle to create two 285ft2 and 215ft2 rooms, one with a window on the west side overlooking the splendid panorama spreading over the neighbour's barn.

The staircase comes into the other room and it has a door opening out to the back garden. These could make two nice additional bedrooms with en-suite bathrooms, let your imagination do the rest !

The house is currently connected to mains electricity and local spring water, thanks to water rights which the owner benefits from. As the house has not been lived in for many years, it may be possible to have it reconnected to the public water network.

There is a septic tank but it needs to be updated, as does the electricity and the plumbing.

The build is in good condition, the slates of the roof also, but the hooks holding them are not made of stainless steel.

There are solid chestnut floors throughout, though some beams in one of the bedrooms have started sagging over the years. The ground in front of the house has been levelled to park a couple of vehicles comfortably. There used to be a large vegetable garden on a flat part of the land, which you still see the remains of today, otherwise the rest is on a reasonable slope. After all, we are on one side of a wide valley and we can enjoy this valley's views and its surrounding hills.

Those wanting more land can acquire an additional 3+ acres from the owners and take advantage of the spring water for their garden and / or animals.

The village of Chateauneuf-la-Foret and its shops, supermarket and lake is just over 4 miles away.

Limoges and its airport are a 45 and 55 minutes' drive respectively.
