Description complète

Original Tuscan stone farmhouse (230 sqm), in a dominant position with extensive land and with views towards the rolling hills around Volterra, in the beautiful Val di Cecina region of Tuscany.

The farmhouse sits in a panoramic position, surrounded by land, with beautiful fields and pastures, an area of woodland and with olives in production. The farmhouse is 230 sqm and it has been partially restored on the first floor with plenty of storage beneath. The accommodation is currently arranged in two units, with independent entrances and comprises, in total, three bedrooms, two bathrooms, two living area and two kitchens. The roof is new and the entire restoration has been carried out using good quality workmanship and materials. The facade of the house has been retained from that of the original farmhouse from the 19th century and so it is truly authentic. There is opportunity to further improve and connect the existing spaces.

An external staircase leads to a loggia. The entrance is into a large open plan sitting room, with original fireplace, kitchen, two bedrooms and a bathroom. Also on this first floor a separate entrance, also with external stairs, leads to a large open space with kitchen with wood burning stove and a bathroom. The ground floor consists of six cantinas (currently used as storerooms), an original wood-burning fire and a covered area currently used to store a tractor and agricultural equipment. There is a small outbuilding to restore, near the house.

There are 17 hectares (42 acres) of land which is mostly open fields, with 9 hectares of woodland and an olive grove of over one hundred olive trees. Most of the land is self-managing. It would be perfect to install a swimming pool, which would be subject to planning. The access is on a good road, with the last part on a decent track which is easy to navigate. There is a village only five minutes from the farmhouse with lovely cobbled lanes in true Tuscan style and with a grocery store. Sellers arrive in the village piazza each week with vegetables, fruit, bread and specialist regional cuisine. There are many popular festivals over the summer weekends.

Montecatini Val di Cecina is a medieval town overlooking the green valley. The countryside extends from the mountains to the east, through the vineyards terraced on the low hills and down to the Mediterranean scrub with pine woods and brooms to the west. The golden hills are planted with orchards, vineyards and olive groves. The area is scattered with historical towns and medieval villages, castles and country churches and a landscape with golden meadows, vineyards, olive groves and fields of sunflowers. Caught in a time warp, entering the village is like stepping back to where time stands still. Val di Cecina is in the heart of Tuscany nestled between Pisa, Florence and Siena. It is the place to be for nature enthusiasts: from the village, you can follow a variety of different nature trails that take you through enchanting historic sites, such as a bridge crossing the torrent or scenic vista points offering views of the Val di Cornia and the Gulf of Piombino. The thermal baths of Bagnone, a Hellenistic structure which dates from the 3rd century BC, now re-opened to the public after undergoing archaeological digs and a transformation and it is now a wonderful place to enjoy. The location is a forms a perfect base from which to enjoy the treasures in the whole of Tuscany.
