Description complète

Detached house approached by a country lane, with land and vineyard, in stunning location with 360 degree views over Lunigiana. The location is wonderful. This detached house is approached up a short drive on a county lane, yet is within a short distance of the main market town of Aulla, with excellent transport links (autostrada and train station). The house is surrounded by meadows, woodland and a gorgeous vineyard, all in a spectacular situation with open views.

The house (180 sqm) is entered into a covered porch area which opens onto a spacious hallway. There is a large living room, two bedrooms, bathroom and kitchen on this level. Off the living room, through glass sliding doors is a balcony (11m x 3m) which stretches across the whole of the back of the house, with wonderful views overlooking the substantial orchard area. Upstairs is a huge loft room with balcony, currently used as a large additional bedroom and study. Could easily become 2 or 3 bedrooms. Steps down from the balcony lead to the cantina area underneath the house. These ground level rooms feature a large utility/second kitchen as well as taverna and store rooms. Further potential for conversion.

Outside kitchen with pizza oven. The land extends to 3,600 sqm (around three quarters of an acre). The trees are varied: apples, pears, figs, peaches and apricots, as well as a good productive vineyard.

Gas central heating. Wood and pellet stuffa. All services connected.

Aulla is one the largest towns in Lunigiana; it has a good selection of shops, supermarkets, medical centre, public transport and links to the motorway. The historic town centre is the site of a marble fountain built in the year of Italian unity and the 16th century fortress called La Brunella is perched on a hill overlooking the town. The fortress now houses the Museum of Natural History of Lunigiana. Enjoy the colourful market hosted in the town centre every Saturday morning.

Lunigiana is a magical part of Tuscany. Not only for the breath-taking scenery with its abundance of medieval castles but you simply feel a huge sense of wellbeing radiating from the sunshine, glorious countryside, delicious food and wine, kind friendly locals and most importantly, from the sense of tradition and community amongst people here that is rarely seen in modern day life.

The golden sandy beaches around Lerici and the pebble coves of the Cinque Terre (UNESCO World Heritage site) are ideal for swimming and sailing in the summer while the snow clad mountains offer skiing in the local resorts during the winter months and are each a short drive away. The area is criss-crossed with marked footpaths for walks to the hills and mountains. The airports of Pisa, Parma and Genova are all within an hours’ drive.

Distances: Aulla (shops, autostrada, trains) 5 km, Fivizzano 12 km, Lerici (beaches) 25 km, Cinque Terre 30 km, Lucca 90 km, Pisa (airport) 90 km, Portofino 100 km, Florence 150 km.
