Pla del Rey is a charming farmhouse, nestling in a scenic valley, in the centre of the island of Menorca, UNESCO Reserve of the Biosphere.
It is a very private, secluded property, yet is within ten minutes of the town of ALAIOR and under twenty minutes from the capital Mahon and the International Airport. Local beaches are within ten minutes.
Surrounded by approximately 74,000 square metres of land, (over 18 acres), the house faces south west and is reached by a private tree lined road.
The floor area of the house is 223sq.metres. There is a 55 sq.metre outdoor swimming pool and several outdoor terraces to catch the sun all day long..
The centrally heated accommodation is comprised of a very large sitting-dining room, with natural pine beams and feature fireplace. This living area provides great comfort both in summer and winter and has double glazed doors opening to the largest terrace. A hall and pantry adjoin, leading to a spacious farm kitchen above which is the old hayloft, presently used as a small library and linen store.
Leading from the sitting room, is a long gallery, off which are the two main bedrooms. The gallery has special folding double glazed doors, giving the facility to open up completely to the largest of the outdoor terraces.
For winter use, the gallery is heated by a wood burner.
The two large main bedrooms have natural pine beams and en suite bath/ shower rooms. A smaller double bedroom off the hall, has its own separate shower room. There is also a self contained studio, again with shower room. The separate laundry/store room completes the accommodation.
The garden is simple and natural with the emphasis on trees including several palms.
There is a beautiful, large rose bed and a cascade of boulders next to the pool which is planted as a rockery. Completed by colourful plants in pots and planters, the garden is easy to maintain.
The property is fully autonomous with power generators, solar panels and a generating windmill. Water is provided by a copious, private well. Sewage disposal is by a very efficient bio chamber and soak away. All in all, a very green and efficient property!
The land surrounding the property is extremely fertile and several decades ago was used as a large market garden providing vegetables etc. for the local area and the nearest town of Alaior. Until recently it was commercially farmed and still retains its farm licence.
