Description complète

On the main road to the beautiful town of Saint-Leonard-de-Noblat you will find this former hotel. After entering the spacious hall with large reception you will see immediately that the hotel is outdated. Bleak large common spaces and small rooms with only a sink and a toilet will confirm this suspicion. The hotel has been no longer in use for some years. At the end it was used as an elderly guest house. Maybe there is still a market for it. But in order to attract a wider audience a thoroughly modernisation is needed.

- On the ground floor, next to the reception, there is a large dining room of approximately 62 m2 with the rear kitchen and pantry. The kitchen is very simple as the toilets.

- On the other side of the reception hall is a salon and a hallway with four rooms, each of approximately 10 m2. The walls are all of plasterboard, so the space can be simply divided.

- On the first floor is an apartment for the manager, which consists of three rooms, a bathroom and a kitchenette.

- On the other side are 9 guest rooms, each of approximately 10 m2. Again, with partitions walls of plaster, so easy to remove and relocate. From the hall on the floor the covered terrace is accessible.

From the terrace you can go into the garden.

The garden has a few big trees and some nice features.

With a little imagination you can see that you could make something nice of it.

But imagination you will need for the whole building.

With ideas, drive, enthusiasum, labour and business feeling, here you may achieve your dream to run a (apartments) Hotel.

The department of Haute-Vienne is in the region of Limousin and boasts a varied landscape of forests, countryside and lakes that attract many tourists each year looking for a range of activities including walking, fishing, sailing, boating and skiing.

In addition, the department has a strong historical and cultural heritage and the landscape is dotted with Roman churches, abbeys and fortified castles. Beautiful man-made beaches are easily accessible and are a good alternative for a great day out. In particular, the Lake of Vassiviere, created in 1950, is extremely popular with visitors.

It is sometimes known as the Land of a Thousand Lakes, the Limousin and its Haute-Vienne department offer beautiful and preserved landscapes. Waterfalls sparkling in the middle of rocks and trees, myriads of flowers and impressive dense forests are the kind of treasures that can be discovered in the department.

Transport links are good too, the easy and cheap access from the United Kingdom with companies as Ryanair or from French cities made that Limoges and the Haute-Vienne became an attractive destination. There is also a project of enlargement for Limoges' airport.

The department has a semi-continential climate with summer temperatures in the mid 20's, perfect for enjoying the scenery.
