Located between Gramat and the picturesque town of Figeac, after having followed a tree-lined road, the property is to be found at the end of a private road on a hillside set in more than 11hectares. Immediately, one is seduced by the sunny location, unhindered vistas of largely rural landscapes, the well-maintained buildings and the absence of neighbours.
The main house opens up to a large terrace with, below, a nice pool of 6m x 12 m which is covered in winter and under alarm during the warm season. Nearest the pool there is an old bakehouse which has been made into a studio. Inside this main house, we come into a large living and dining-room with two old stone fireplaces, a separate kitchen, behind which there is a pleasant shower-room with toilet. On the first floor there is a landing-office and 3 attic bedrooms. The garden level opens up 3 rooms (laundry, boiler room, shed) and the cellar. Then under the terrace there is a large shelter for materials or anything. The heating is provided by a wood-fired boiler and a gas boiler, and there are two air-conditioning units.
Near this first house, we go to a secondary authentic Quercy house which is raised above the cellar and can be used as a future gite. Wood stove in the main room and electric heaters in the two bedrooms on the first floor. Even if the exterior of this building is beautiful, the interior needs to be renovated (small jobs like redesigning of the shower-room, of the kitchen, wall decoration of the bedrooms, double-glazing of the windows).
Two beautiful barns and their stable in a perfect condition too (good old beams and good roof-tiling), and a traditional hangar encircle the gite. A part of one of the old stables has been converted to a cold store, and the other half is an open shelter.
Roofs and walls of all buildings seem in good condition.
Land of more 11 ha mainly in natural grassland with a water reservoir and two streams.
