Description complète

In a stunning part of France, this is a unique opportunity to purchase a fully renovated character property. Included in the sale price is a former 6-bed room hotel and bar/restaurant for which we still hold the license trade.

In need of renovation, these two areas offer many opportunities as they are attached to main residence, linked internally and externally. All renovations to the main house have been completed by a qualified artisan, retaining all of the original features.

On the main floor and perfect for entertaining is a sparkling new high-end kitchen, incorporating original features mixed with modern materials and lighting. A stately original oak staircase leads to the first floor containing living room, 3 bedrooms (plus renovated huge room which could be used for a 4th) and ample bathroom. Leading off one of the bedrooms is a superb covered terrace with stunning views overlooking the courtyard. Yet another oak staircase leads to the attic that has so much potential due to its size and character.

The outside space consists of a glorious characterful courtyard, a second sun terrace at the rear of the hotel, ¾ acre of grass plus woodland and a huge Charentais barn which has both roadside and courtyard access. This unique and potentially profitable property is set in beautiful, sunny southwest France.

Believed to date back to 1802 this renovated 4 bedroom home, with additional, independent premises to renovate for commercial enterprises or to use as additional living space, offers huge potential. The business premises offer the chance to run a bar/restaurant and is sold with the bar license 'IV'. Attached to the bar is a small former hotel (in need of a full overhaul).

The property has new electricity, is part double glazed and benefits from mains drainage. The roof is in good order and also has a waterproof membrane in place. An eco-friendly wood central heating system heats the house. See below for fuller details:

The department of Charente is located in the centre-west of France and is part of the Poitou-Charentes region along with Deux Sevres, Charente Maritime and the Vienne department.

Its name as is often the case comes from the river Charente which snakes through the department. Two local dialects are spoken in the area, Saintongeais in the west and Occitan to the east.

Charente is a thriving department for several reasons, Cognac production is one of the most interesting and profitable industries, the export level of approx. 95% is a success, the consumption in France being only 5% (some say they keep the best 5% in France!).

The department has many typical towns, Angouleme in the south east for example hosts an international festival that attracts hundreds of visitors and is not to be missed.

The region is popular with hikers, bikers and nature lovers who like to discover the woodlands, lakes and streams that are part of this amazing landscape.
