Description complète

Beautiful village house which at one time served as the village inn. The house sits in a quiet location and has been renovated to a very high standard offering a level of comfort that is not often found. The house boasts not just one but two good sized dining rooms, a large airy lounge and a fully fitted modern kitchen with very up-to-date accessories.

Upstairs the master bedroom has probably the largest en-suite we have ever seen, loads of room to swing a cat and that's just in the shower !! Three further double bedrooms, a shower room with wc and a downstairs loo make this an ideal family home or for those who want to earn a little when living the dream, the house lends itself to being very suitable for doing B and B.

There is a decent sized garden to the rear of the property and facing it just across the lane there is another plot of land and a large garage.

The village itself is in an area of undulating hills not far from two small towns which offer all the usual shops etc.
Ruffec is only about 20 minutes away and here the Tgv stops on its way up to Paris each morning.
Did we mention the Hoopoe?

This is an exotic bird that comes up here from Africa each summer and year on year they are becoming more numerous. They are usually quite timid and fly away at the slightest sound but not at this house!!! While we were there we were aware of a tapping on the dining room door. A whoopoe was sitting on the ledge completely oblivious to the fact that we were only inches away. It was a thrill to watch as this really is an exotic bird and we have never been so close to one ( well at least a live one that is ). So if you fancy a lovely Charentaise country house, fully restored to a high spec, possibility of offering B&B especially to ornothologists, this must be seen to be appreciated.

The department of Charente is located in the centre-west of France and is part of the Poitou-Charentes region along with Deux Sevres, Charente Maritime and the Vienne department.

Its name as is often the case comes from the river Charente which snakes through the department. Two local dialects are spoken in the area, Saintongeais in the west and Occitan to the east.

Charente is a thriving department for several reasons, Cognac production is one of the most interesting and profitable industries, the export level of approx. 95% is a success, the consumption in France being only 5% (some say they keep the best 5% in France!).

The department has many typical towns, Angouleme in the south east for example hosts an international festival that attracts hundreds of visitors and is not to be missed.

The region is popular with hikers, bikers and nature lovers who like to discover the woodlands, lakes and streams that are part of this amazing landscape.
