Comfort and location the key to successful Spanish holiday lets

Comfort and location are the two main factors that overseas property buyers should consider if they are planning to let out their Spanish property to holidaymakers, according to research conducted by IPS, the below market value property specialists.

Location is the most crucial factor in terms of rental appeal, but is often overlooked as buyers focus on their own tastes and not on those of their target market said the company, who urged those looking to rent their place in the sun to make sure the type of property is right for the area and is near amenities and attractions to maximise its potential.

And it is also important that the property feels comfortable and is well stocked. According to the company's research, items like a hairdryer, welcome pack and a safe to put valuables in can increase enquiries by up to a fifth. 19% more enquiries were generated by properties with wi-fi than those without.

Jon Ainge, director of ipsbmv.com, said: “There is no point investing in holiday lets and neglecting the furnishings. A good quality, well equipped villa or apartment that is well furnished and comfortable for guests will rent far better than a more down market property. It will also attract more visitors and generate that all important repeat business which is where most investors will generate income from their property.”
